FAQ: Is it sufficient to only have a notary handle my buyer loan closing package or seller signing package for property purchase or sale in Maryland?

 

This assumption is inaccurate. To facilitate a closing transaction resulting in the issuance of a title insurance contract in Maryland, the loan signing agent must hold the Title Insurance Producer Independent Contractor license, commonly known as TIPIC, along with being a notary. A general notary can not facilitate.

FAQ:  Can I use a Notary for buyer loan closing packages and seller closing packages for property outside of Maryland?

Yes, you can use a notary, however, it's important to consider the practicalities. The entire package still requires witnessing, and costs will be incurred per notarial act for each individual, along with a flat travel fee and mileage there and return. Additionally, utilizing a TIPIC means you'll have someone who is licensed and have an expertise in handling the real estate documents and to provide the requested information or direct you to the appropriate resource.
